These are neighboring properties with the same owner. They are being auctioned with a reserve and confirmation of sale by the owner. Lot 1 is 536 Barnhart is zoned residential and consists of one parcel containing a residential house and one outbuilding.
Lot 2 is 2024 State Route 718 is zone B-1 Business and consists of TWO parcels, the main parcel contains the house and a workshop, and the second parcel is a small piece of land directly behind it. Please refer to graphic below. Both parcels of Lot 2 will be sold for one money.

Each lot will have a flat $5,000 buyers premium added to the hammer price.

PLEASE READ the entire bid package. Bidder packages will also be available on-site. To bid you will be required to register the morning of the auction and you will be required to sign that you received the bidder package, no exceptions.

PLEASE perform your due diligence in inspecting these properties. They are being sold in where is and as is condition. There will be no concessions from the seller, no financing contingencies and no inspection contingencies. This should be considered a cash transaction. The property must close in 30 days or you may lose your deposit.

How the Auction Works:
The auction will establish the buying price of each lot. If you are the winning bidder you will sign a contract offering to purchase the lot at your winning bid plus the buyers premium. You will sign this contract immediately at the conclusion of the auction. The seller will then sign to accept your offer and from that point forward it becomes a written real estate transaction. In this auction and in this real estate transaction, Greg Taylor and Jerry Stichter represent only the seller. You are welcome to have an agent represent you or you may represent yourself. Please be advised there is no buyer broker commission offered in this real estate transaction.
How a Two-Parcel (Multi-Parcel) Auction Works
This auction includes two separate properties (Lot 1 and Lot 2) and gives bidders the opportunity to purchase either parcel individually or both together as a combination.
Step 1 – Lot 1 is Offered Individually
Bidding will open on Lot 1. The highest bid received becomes the standing high bid for that parcel.
Step 2 – Lot 2 is Offered Individually
Next, bidding will open on Lot 2. The highest bid received becomes the standing high bid for that parcel.
Step 3 – Combination Bid is Offered
After both individual lots have been offered, bidders will have the opportunity to place a bid on both parcels together as a combined purchase. Any combination bid must be greater than the total of the high bids for Lot 1 and Lot 2.
Step 4 – Competitive Bidding Continues
After a combination bid is established, bidders may continue bidding on either individual lot or on the combination, as long as each new bid
increases the overall total sale price.
For example:
A higher bid on Lot 1 or Lot 2 must raise the combined total above the current combination bid, or
A higher combination bid may be placed to exceed the total of the individual high bids.
Bidding will continue in this manner until no further advances are made. The seller will accept the option that produces the highest total sale price:
Either the two lots sold separately to individual buyers, or
Both lots sold together to one buyer as a combined purchase.
